The Resident Maintenance Specialist coordinates maintenance requests for a residential property portfolio, from initial review through resolution. This role assesses issues, creates and assigns work orders, and monitors progress to balance resident service, cost control, and property preservation. The specialist works with maintenance leadership, field schedulers, and vendors to support timely, cost-effective, high-quality outcomes. The position also involves resident communication, vendor bid and change-order review, and accurate documentation in company systems. This is a non-supervisory role. The role may require evening, weekend, holiday, or occasional overtime work.

Position Overview

Fusion HCR is seeking a Resident Maintenance Specialist to take ownership of maintenance work orders and help ensure resident concerns are addressed efficiently. You will receive and document requests, diagnose reported issues, determine appropriate solutions, and assign work to internal teams or external vendors in line with company guidelines. You will monitor work from start to finish, provide clear instructions, and keep residents informed through phone, text, and email. The role also supports vendor performance and cost management, including reviewing bids, managing change orders, and recommending vendor utilization or pricing to leadership. Success requires sound judgment, careful organization, responsive communication, and the ability to prioritize urgent requests while meeting multiple deadlines.

Key Responsibilities

  • Monitor an assigned portfolio of maintenance work orders, tracking progress through completion and prioritizing urgent or critical requests.

  • Receive, review, and document resident maintenance requests; create work orders in company systems.

  • Diagnose maintenance issues and determine appropriate solutions and estimated costs using company guidelines.

  • Assign work orders to internal or external resources based on established guidelines.

  • Provide vendors with clear, timely instructions and coordinate service to support quality, cost, and timeliness targets.

  • Review vendor bids, manage change orders as needed, and recommend vendor utilization or pricing to leadership.

  • Collaborate with maintenance leadership, field schedulers, and vendor performance colleagues to resolve service issues.

  • Respond to resident inquiries, address concerns, and communicate updates using phone, text, email, and standard resident communication tools.

  • Follow company policies, procedures, training, safety requirements, and applicable legal requirements; handle resident information confidentially.

Required Qualifications

  • High school diploma or GED.

  • At least one year of experience in construction or maintenance, property management, or logistics scheduling or dispatching is preferred.

  • Basic understanding of single-family home systems and components, such as appliances and HVAC.

  • Proficiency with Microsoft Office and general computer applications.

  • Strong verbal and written communication, customer service, problem-solving, time management, and conflict-resolution skills.

  • Ability to organize work, manage multiple deadlines, pay close attention to detail, and adapt to changing priorities.

  • Ability to work collaboratively, maintain confidentiality, and communicate professionally with residents, vendors, and colleagues.

  • Experience with customer service software, CRM systems, VOIP phone systems, or similar applications is an asset.

  • English/Spanish bilingual verbal and written communication skills are preferred.

  • Ability to work evenings, weekends, holidays, or occasional overtime as required.
